Property Details

A spectacular grade II listed Georgian home, Mill House is a large 5-bedroom property with 1.5 acres of land, perched on the edge of the Blackwater River.

This unique property, once home to the family of the attached Mill, has undergone careful restoration to create a charming home retaining many of its original features. The accommodation comprises 5 bedrooms, a dining room, large kitchen, lounge, pool table room and sunroom. The huge private garden runs alongside the river, where you will see a family of swans, herons and the occasional otter.

Located in the hamlet of Worthing, near North Elmham, it’s a superb base to enjoy the fabulous North Norfolk coast, which is approximately 30 minutes’ drive away, as well as wonderful countryside right on your doorstep!

Up to two well behaved dogs are welcome by prior agreement.

Parking is available on the driveway.

 

The Space

Mill House offers 5 stunning bedrooms located on the first and second floors as well as a range of reception rooms on the ground floor providing plenty of space for everyone to relax together.

As you enter the property you’ll head straight into the hall where the staircase is situated, to the right is the living room with comfortable seating, large smart TV and a wood burner, providing a quiet space to enjoy the view of the river.

The large kitchen opens out onto the dining room, creating a fantastic space for meals together and entertaining. The dining room leads onto the pool table room, a great addition to the property and something to add a competitive edge to your holiday! The kitchen is beautifully traditional yet well equipped, with appliances including Stanley Cooker, fridge, freezer, dishwasher, coffee machine (Nespresso – please bring your own pods) and washing machine. There’s also a ground floor W/C  (with a wet room shower available).

The master bedroom is on the first floor featuring a super king bed and is a wonderfully spacious room that also has direct access to the amazing family bathroom with a luxury roll top bath. There is also a double bedroom and a twin room on the first floor and another bathroom with rainfall shower, sink and W/C.

On the top floor is both a twin room with 2 single beds and a double bedroom, which are joined together (you must walk through the twin room to access the double bedroom). These rooms feature fantastic wooden beams and plenty of character. There is also an additional room to relax on this floor with a Playstation, vinyl record player and record selection. Please note that the stairs to reach the top floor of the property are steep and slightly narrow.

Leading out to the garden is the sunroom with further seating. The garden itself is expansive and includes a patio with outdoor table, chairs, large barbecue and parasol (this does need to be set up and put away again after use). The garden just keeps going and going, as you walk towards the back, you’ll find a small apple orchard and at the end of the garden there is a lovely folly and access to some woodland. The river Blackwater runs along the length of the garden so care must be taken with children.

At the front of the property is the driveway and further grounds with long grass – fantastic fun for dogs to roam and children to explore!

Additional Information

Please note that the river is directly accessible from the garden, so children must be supervised at all times.

Up to two well behaved dogs are welcome by prior agreement, but we kindly ask that they remain downstairs at all times, are kept off the furniture and are not left un-attended. Please do clear up any dog fouling before departure.

The stairs leading to the top floor bedrooms of the property (with wooden beams as seen in the photos) are steep, so please supervise young children. These stairs are not suitable for those with mobility issues.

Location

Mill House nestles in unspoilt countryside, in the mid-Norfolk hamlet of Worthing near North Elmham and five miles from superstores in Dereham. Within a two-mile radius you’ll find a local shop, two excellent pubs (one only a five-minute walk), serving a range of food, a fish and chop shop and a Post Office. If you like walking there are some great routes from the door, where you’ll be able to watch the birds, go fishing or simply explore and take in the scenery.

It’s a great base for as accessing the many beaches of the north Norfolk coast and historic villages like Holt. Wells-next-the-Sea and Holkham are an approximately 30-minute drive away via country roads. The market town of Dereham is just 5 miles away and there you’ll find a good range of shops, restaurants, and cafés.

Also accessible is the city of Norwich, offering a little more hustle and bustle. From the famous Norwich market to the glorious cathedral and stunning grounds there are some wonderful parts of the city to take in the culture. Take a stroll down the Norwich lanes where you’ll find a myriad of independent shops and some great little boutique food stops. Don’t forget to try out the Grosvenor Fish bar – their fish and chips are amazing! Chantry Place is full of high street retail shops and there are antique bargains aplenty in the quirky Magdalen Street. The Norwich Theatre Royal has a lively schedule, there are cinemas, a retro arcade, bowling and numerous live music venues. Art lovers must visit the stunning Sainsbury Art Gallery and Museum.

Mill House provides you with a fantastic home away from home and a great base from which to explore.

Check out by 10am.

A 30% deposit is due at the time of booking with the remaining balance payable 4 weeks before your arrival.

There is a £300 security deposit, to be returned within 1 week of check out (breakages permitting).
