Luxury and comfort are the two defining features of Willow Barn. A glorious 5-bedroom holiday home tucked within a beautiful and accessible part of the rural Norfolk countryside, with far reaching views across The Norfolk Broads. The property was once 4 acres of dilapidated cattle farm, before being refurbished into the stunning accommodation which it is today, keeping many of its original and most endearing features.

Boasting impressive 4 acre gardens, the property offers enough space and facilities to ensure that even at the maximum occupancy of 10 guests you certainly won’t be getting under each others feet. The open-plan layout provides space for relaxing or entertaining for whichever mood strikes, and guests will undoubtedly enjoy the gorgeous countryside views which can be taken in from the kitchen dining area.

Once a Dutch barn style hay store, the now luxurious spa hot tub, was incredibly converted by the property’s previous owners, and makes for the perfect for finish to a perfect day spent at the magnificent Willow Barn.

 

The space

Accommodating up to 10 guests across 4 bedrooms with king size beds and 1 bedroom with double inflatable bed (please note this is due to be changed in future), Willow Barn is ideal for family get togethers, or groups of friends. In keeping with the rest of the property, each bedrooms has been furnished to a high standard with helpful amenities and homely touches. The master bedroom offers it’s own ensuite with shower.

At the rear of the barn is the well lit open-plan kitchen-dining area, which offers large glass windows and sliding doors for those warmer days where a cool outside breeze is needed. Perfect for those looking to entertain, the open layout means hosts won’t ever have to leave their guests alone for long, with cooking and socialising no longer the balancing act as it is in a traditional home.

The fully equipped kitchen offers ample workspace and is stocked with amenities, utensils, and kitchenware including (but not limited to) a large fridge-freezer, dishwasher, coffee machine and a crock pot slow cooker.

After a large meal, most of us like to relax, and whilst the outside is the ideal spot there’s comfortable seating in the lounge as well as in one of the bedrooms which offers a mini home cinema with bean bag chairs!

Across the property there are four bathrooms. The ensuite, a family bathroom with a bath and shower over, a shower room and the addition of a separate W/C.

The gardens and land on which Willow Barn sits is the real star of the show. Set across 4 acres, there’s plenty of space to explore and enjoy during your stay. With a lovely little courtyard at the front of the property, with the added benefit of a brick built charcoal BBQ. In the outdoor barn, guests will find the large brick built hot tub which can accommodate up to 10 guests!

Plenty of parking is available on-site.

Hot Tub:
We understand that a hot tub is often a key factor when choosing to book a property, so in the unlikely event that the hot tub is unavailable during your stay, you are entitled to a 20% refund of the nightly rate paid, per 24 hours that the hot tub is not operational.

Please note that due to the necessary and regular hot tub cleaning / water change, it may not be fully up to temperature at the time of check in.

Location

Hidden away in the small village of Haddiscoe, Willow Barn offers convenient and easy access to areas of The Norfolk Broads and to the multitude of beaches which line the East coast of Norfolk. You can find 3 different pubs and restaurants within a 2 mile radius of the property, with convenience stores available in similar distance. For further options guests have the choice to visit the charming town of Beccles which can reached within 6 miles, or the seaside town of Gorleston which is about 7 miles away.

Gorleston offers a wide sandy beach, with parking close-by as well as classic seaside amenities available. The beach is great for family days out to the seaside, or simply for just a stroll up the coast. Great Yarmouth beach is reachable in similar distance and offers a further range of seaside attractions. Winterton-on-sea beach, Horsey Gap and Sea Palling are 3 other beaches also worth visitors consideration, all offering their own unique attractions and charm. The quaint town of Southwold, ever more popular amongst visitors to Norfolk over recent years, can be reached in about 35 minutes by car.

There's no better way to explore The Broads than by boat, and conveniently there's options for boat hire in several different towns and villages close-by both reachable by car in around 10-minutes. The River Yare and Waveney both flow close to the property, both of which are lined by a series of towns and villages to explore, and numerous picturesque spots brimming with wildlife and nature.

For those who wish to explore the fine old city of Norwich, you can drive there in around half an hour. The City offers something for everyone, with an abundance of unique and independent shopping outlets, as well as the well known high-street brands. Norwich's 12th century market is certainly worth a visit, whilst we would always recommend those new to the area to make sure they visit Norwich Cathedral and castle. For those seeking entertainment, there's numerous options with bowling alleys, cinemas, escape rooms and much much more! It used to be said Norwich had a pub for everyday of the year, and whilst numbers have declined a little below that figure, guests will have no trouble finding somewhere for a drink, or a bite to eat.

Haddiscoe conveniently has it's own train station with regular trains to Norwich and out to the coastal towns of Gorleston and Great Yarmouth, ideal for those looking to minimise driving whilst on their holidays.

A 30% deposit is due at the time of booking with the remaining balance payable 4 weeks before your arrival.

There is a £500 security deposit, to be returned within 1 week of check out (breakages permitting).
