Shipyard Studio is also a real treat during the winter months, take a break to experience the huge Norfolk skies and beaches. From your breakfast table watch the walkers starting out along the Norfolk coastal path that passes just fifty short steps away. Venture west and follow the harbour channel to the sandy bay and pinewoods of Holkam, onward to Gun Hill and the Burnhams, or East along the salt marshes to Stiffkey, Blakeney and Cley.

The space

No stone has been left unturned in ensuring Shipyard Studio offers a welcoming and homely destination for your holiday on the North Norfolk Coast. Providing two bedrooms and two bathrooms the property comfortably hosts 4 guests with one double room and one twin bedroom. There’s an ensuite attached to the twin room which offers shower over bath, with the second bathroom offering a shower and separate W/C.

An open-plan space spans across the ground floor of the property, featuring the lounge, kitchen, and dining area. The lounge is positioned in the centre of the room, with comfortable seating surrounding the gas fireplace, with a flat screen smart television mounted to the wall. Off from the lounge is the fully equipped kitchen, which is stocked with utensils and amenities, including a fridge, freezer, dishwasher and washing machine. For dining seating, there’s a breakfast bar splitting the kitchen and lounge, and then a large dining table on the other side of the lounge which offers views over the quay.

One of Shipyard Studios’ many highlights is of course the abundance of outside space and seating. Accessed directly from the double bedroom is the luxurious balcony which boasts waterside views looking directly over the quay. At the very front of the property is a raised outdoor seating area, a perfect place to relax of an evening and share stories with friends.

At the rear of the property is the sunroom which offers a peaceful sitting area for those looking for a time out in the shade, with the spacious garden accessible via the two out swinging double doors. Families will be sure to make the most of the sizeable garden, perfect for outdoor games or simply relaxation on an evening after a busy day at the beach!

The bedrooms are located are opposite ends of the property, each accessed by their own set of stairs to a mezzanine level, these may not be suitable for parents with young children who need them nearby.

Private beach hut hire is available exclusively for guests staying at Shipyard Studio. You can choose to add 3 day beach hut hire when placing your booking on our website!

Location

Beside the obviously beautiful views on your doorstep, Shipyard Studio also offers one of the most convenient locations in Wells-Next-The-Sea with many amenities, shops, and cafes just minutes away. The quayside frontage is about 2-3 minutes walk away and is lined with restaurants, ice cream shops and arcades, whilst a few minutes further and you'll find yourself on Staithe Street. A delightful little pedestrianised street lined with independent stores, tourist shops and food outlets.

Shipyard Studio is so close to the water and salt marsh that you may well see and hear formations of Geese fly overhead, one of winters spectaculars. For bird watchers this spot is the perfect base.

Continue along Staithe Street and you'll come out by the Buttlands Green which has a further selection of pubs and restaurants, with favourites like The Globe Inn and The Crown favourites amongst locals and visitors alike.

Of course, it wouldn't be a trip to Wells without a visit to the beach! Walking from the car park and seaside café, visitors have the chance to amble through the pine wood forest which sits behind the beach and come out at by the famous colourful beach huts which Wells has become so well known for. Tides can drift out exceptionally far on this part of the coast and can make for a unique beach day experience if timed correctly. As the sea drifts out small bodies of water are left behind which make for great fun to jump in and explore - especially for those travelling with children. Alternatively, a more conventional beach day can certainly be enjoyed with large swathes of sand for sunbathing! Possibly one of the closest properties to the beach in all of Wells, Shipyard Studio is roughly a 25-minute walk to the beach, or just a few minutes in the car.

Outside of Wells, there's a range of towns and beaches to explore all along the coast, such as Brancaster, Blakeney, Salthouse, and Sheringham all within easy reach by car, whilst towns further inland such as Holt are well worth a day trip. Holkham Hall and Holkham National Nature Reserve are both just a couple of miles away and is another place to add to your list of must visits during your stay!
