Boathouse Barn is set on 15 acres of private land and features its own river access offering guests a chance to escape to the peace and tranquility of the countryside. Those looking for a more active holiday can even canoe/paddle board to a local pub directly from the property! Many beautiful countryside walks are also available right on your doorstep.

River access, stunning views, beautiful gardens and a tennis court, this is a truly fantastic property like no other.

The space

With loving renovation and careful interior design the level of detail that has gone into creating this home leaves little to be desired.

Step through the front door of Boathouse Barn into a huge open plan kitchen and living space with a dining area for 6 guests. The kitchen revolves around a gorgeous central island providing a generous amount of worktop space alongside a sink and draining board. It’s fully equipped for all your cooking needs and provides an extensive range of kitchen amenities. There is also a washing machine and tumble dryer in the utility room.

The wonderfully bright open plan space extends further into a living area with large coffee table, two armchairs and a comfortable sofa. There’s also a flat screen smart TV mounted to the wall.

Double doors open out onto a delightful patio and sitting area. The perfect spot to enjoy a morning coffee or spend a balmy summer evening.

There’s a twin bedroom downstairs which offers two single beds and a door providing direct access to the outside. The Master bedroom is upstairs, offering a super king-sized bed as well as a private bathroom with a shower. The third bedroom is a twin room featuring a unique and quirky window which looks over the dining area from the bedroom (see the pictures!). These beds are “zip and click” so can be set up as a king size bedroom if preferred, please let us know at the time of booking.

The property has a downstairs family bathroom, a separate shower room as well as the ensuite shower room to the Master bedroom.

There is a private garden for your exclusive use however there is also access to woodland and a water meadow with attractive views over the River Bure with the associated wildlife and plant life of the Broads. Wonderful snow drops emerge early on in the year followed by daffodils and then wildflowers. You can sometimes spot otters, king fishers and other river birds along the river. This property is peaceful and a great choice for nature and garden lovers alike. Guests even get access to the on-site tennis court.

Whether it’s the open plan living space, the island in the kitchen or perhaps it’s the living room layout, this house feels as though it was designed to encourage social interaction, a fabulous space for bringing families and friends together – away from the hustle and bustle of everyday life!

Additional Information

Boathouse Barn is situated very close to the River Bure and although there is an enclosed garden care must be taken to keep children out of danger.

The owners live within the grounds and have two friendly dogs who may come and greet you upon arrival.

There are chickens and guinea fowl on site. Dogs are welcome but must be kept under control and cleared up after at all times. The garden attached to the barn is enclosed for children and dogs.

As long as you have a fishing license, you can fish in the river next to the property during fishing season.

You can hire canoes, paddle boards by booking with 'The Canoe Man' in Wroxham.


Set in the Broads National Park, surrounded by nature and woodland, this beautiful riverside property is set in rural paradise. You may find you never feel the urge to leave the grounds!

Beyond the gates however, there is an entire county to explore. The Broads National Park is home to over 125 miles of waterways waiting to be discovered as well as numerous towns and villages each with their own individual quirks and charm. You'll never find yourself short of destinations to set sail for.

Horstead itself is a peaceful village, with the River Bure flowing through the centre which splits with neighbouring village Coltishall. There are several delightful pubs on your doorstep including the very popular Recruiting Sergeant, just a 10-minute walk up the road. You can even paddle down the river to the Rising Sun or over the river to the Norfolk Mead Hotel with its spa and superb restaurant. At the end of the road you will find an excellent deli/fishmonger as well as local-takeaways and a mini supermarket in the village.

The 'capital of the Norfolk Broads', Wroxham is right around the corner (4 miles) and is an ideal spot to hire a boat for the day to explore the peaceful and tranquil nature of one of the most famous attractions in the U.K. The beaches of East and North Norfolk are only half an hour away and the vibrant market town of Aylsham is only 10 minutes away.

There are footpaths from the property for many miles around. Boats or river craft like paddle boards are available to hire locally and you can then float all the way back to the property, a truly unique way to travel!

Norwich city is just 6 miles away / 15 minutes by car. Hoveton & Wroxham station is 5 minutes from the property and has good train connections via Norwich to London or the North.

A 30% deposit is due at the time of booking with the remaining balance payable 4 weeks before your arrival.

Well behaved dogs are welcome by prior agreement.
